Eat Your Sweater? Interior- or Exterior-Based Deep-Energy Retrofits of Multi-Family Buildings: Why Interior Retrofits May Be the Answer

In this “Notes From the Field” presentation we will discuss interior-based deep energy retrofits of masonry buildings and how they compare to exterior panelized retrofit solutions. Masonry buildings pose particular challenges to any deep energy retrofit and these challenges will be explored in the context of the two options.

The following questions will be addressed during the talk:

  • What are the benefits of both solutions?
  • Which is a better choice when undertaking a building-wide retrofit?
  • How does each method deliver energy efficiency and create a more comfortable and healthy environment?
  • What is an interior compartmentalize solution?
  • How are the masonry exterior walls affected?
  • For the building owner, what are the budget and future revenue effects?
  • Why are interior energy retrofits so important to the Passive House community?

As part of our analysis, we will look at the difficulty and complexity of repairing exterior masonry walls and the considerations for interior retrofits verses exterior. How does the exterior masonry construction and condition influence the decision and what needs to be done before undertaking either retrofit type?

Throughout the talk, examples of interior masonry repairs and retrofits as well as exterior masonry facade repairs will be used to illustrate the concepts and issues. Through example, we will examine what is happening with the masonry on both sides of the wall. Typical problems encountered and problems overlooked will be discussed.
